Getting More from Cultivation Equipment Starts with Facility Design

Cultivation equipment is often evaluated according to what it promises to deliver. Operators compare specifications and efficiency before deciding which product offers the best value. Those details do not tell the whole story.

Equipment decisions usually revolve around timing, price and appropriateness. Timing and price are often connected, particularly when operators delay a purchase in hopes of better pricing. Appropriateness can be harder to judge. Competing manufacturers may promise similar results, but the right choice depends on the work the equipment must perform and the facility required to support it.

Even well-selected equipment can underperform when the surrounding building wasn't designed to support it. Lighting cannot overcome an electrical system that lacks capacity. Mechanical equipment cannot maintain stable conditions if air distribution was treated as an afterthought. Automated irrigation will not improve consistency if the piping layout makes the system difficult to operate.

At Anderson Porter Design, we use the Choosing by Advantages decision-making system, commonly known as CBA, to connect equipment choices to the facts that matter. Rather than asking which product has the most features, CBA asks what meaningful advantages each alternative offers and how important those advantages are to the project.

Start with the operating plan

Before selecting equipment, the design team needs to understand how the operator intends to use the building. The team should know how rooms will turn over and how plants and employees will move through production. Facilities with the same square footage may require different systems because they operate differently.

This is where the CBA process begins. The team identifies the alternatives under consideration, documents the attributes of each option and establishes the factors that matter to the project. One operator may place greater importance on ease of maintenance. Another may need equipment that can adapt to changes in production.

Defining these priorities early helps determine which purchases to make first because they affect electrical service, water connections or space. Early selection allows the facility to be designed around informed decisions instead of forcing later choices based on what the building can accommodate.

Compare meaningful differences

Equipment selection and facility design are sometimes treated as separate phases. The design advances using preliminary assumptions while specific products are chosen later. By that point, the building may be too far along to accommodate the selected equipment easily. The final product may require more electrical capacity, produce more heat or need more service clearance than anticipated.

CBA makes those differences explicit. An attribute is a characteristic of an option, such as electrical demand or maintenance clearance. An advantage is a beneficial difference between the attributes of two options. The team assigns importance to each advantage based on the operator's goals before considering cost.

For example, one mechanical system may be easier to service than another. If that access allows maintenance to occur without interrupting production, it represents a meaningful advantage. This approach is more precise than a pros-and-cons list, which can oversimplify a decision or count the same concern more than once.

Consider how systems affect one another

A cultivation facility contains systems that continuously influence one another. Lighting produces heat while plants release moisture. Mechanical equipment must respond to both conditions throughout the growth cycle. A change in lighting may alter the cooling load, while a change in plant density may increase the amount of moisture that must be removed.

Equipment should not be selected solely according to its individual capacity. The design team must evaluate how it will perform as part of the complete facility under realistic operating conditions. Otherwise, the operator may discover that every component works but the room still does not perform as intended.

Many early cannabis operators moved into renovated buildings without the ability to adjust the infrastructure fully. Equipment had to fit the available water, power and space. Today, more operators build from their production needs outward, using cost of goods sold to guide equipment and infrastructure decisions.

Coordinate equipment with the work

Equipment installed in a narrow aisle may interfere with cleaning. A control panel inside a production room may require employees to enter the space for a routine adjustment. These conditions may not prevent the facility from operating, but they can add labor to every production cycle.

CBA allows the team to account for these operational effects. If one option can be serviced more safely or with less disruption, those differences become advantages to evaluate alongside technical performance. Maintenance deserves particular attention because limited access can burden the operator for the life of the facility.

Useful data should also inform the decision. A technically accurate sensor can still provide misleading information if it is too far from the canopy. Reliable measurements help the team determine whether a proposed system offers a meaningful advantage or simply makes a stronger marketing claim.

Consider cost after understanding value

Cost remains critical, but the lowest initial price does not necessarily represent the best financial choice. Infrastructure is generally a one-time capital expense, while operating costs continue throughout the life of the business. The level of automation can therefore affect long-term profitability more than the purchase price alone.

In CBA, the team first determines the importance of each alternative's advantages and then considers cost. Decision-makers can judge whether the additional advantages of a more expensive option justify the investment while respecting the operator's financial capacity.

Allow the facility to change

Cultivation strategies evolve as operators learn more about their plants and respond to the market. A facility designed too tightly around one product can make future adjustments unnecessarily expensive. Flexibility does not mean oversizing every system. It means identifying where change is reasonably likely and deciding how important that flexibility is.

Equipment remains a critical investment in any cultivation facility. The question should not only be whether it can meet its stated target. The team should also ask what meaningful advantages it offers, how it affects long-term operating costs and whether the facility will allow the operator to realize its value.
